Realplayer files attempt to "stream" which means they start playing shortly after you select them, sending data continuously as you watch or listen. However if there is significant net congestion then it may be quicker to select the alternative option which is to download the whole file to your computer first, then play it. The size of each file (in K) is shown as a guide to download times. Typically modems download at between 2K & 4K per second.
